5 Tips for Showing a House

As a realtor, the task of showing a house can be a bit overwhelming. You either love it, or you hate it. No matter where you fall on the scale, the truth is, showing a house to your buyer is one of the most effective tools you can use to sell a house (and get your buyer in the home they love).

The good news? It doesn’t have to be so daunting! Here are 5 simple things we teach our agents at BTG that are guaranteed to help make a house feel more like a home.

1. Have a Plan

One of the last things you want is to get lost in the house with your buyer. Map out a route before you arrive. Know where you want to start and where you want to finish. This will help you and your buyer feel more confident and comfortable.

2. Know what’s important to them

Know the things that are most important to your buyer. This could be: lot’s of natural lighting, a giant bathtub, a spacious kitchen, a fireplace in the living room, or something else. Showcase what’s important and make it a selling point! Bonus: you look like a pro because you listened to their needs/wants.

3. Extend a warm welcome

Showing a house is your time to shine. The temperature of the space does matter! It’s important that when you walk in the house with your buyer, they’re not shivering in their coats (or if it’s summer, wishing they brought a sweater). Do what you can to help your buyer feel comfortable.

4. Allow them to stay comfortable

One way to make your buyer feel welcome is to not make them take off their shoes. To help make the house feel like a place they could imagine themselves living in, allow them to come as they are! If the shoes become an issue, an effective option would be to provide your buyer with disposable shoe covers.

5. Do your research

Do your research ahead of time! Educate yourself not only on the home, but the town it’s in, and the family you’re trying to sell the house to. Knowing specific details can be a major asset to you when trying to sell. Does your buyer have a dog? Recommend a family-friendly dog park in town. Does your buyer love Mexican food? You know a place. Doing your research is important and will earn you those extra brownie points along the way.
